What actually happens when you sell with me.

No brochure. Five steps, in order, with the parts other agents skip.

  1. A walk-through and an honest number

    I come to the house, we talk about what you want, and I tell you what it's worth — including when I think you should wait.

  2. Prep that's worth it, and prep that isn't

    A fresh coat on the porch, yes. A new kitchen you won't get back, no. I'll give you a short list.

  3. Photos, a floor plan, live on a Thursday

    Professional photos, a measured floor plan, and a Thursday launch so the weekend showings line up.

  4. Showings and offers

    I negotiate the things that matter and tell you which ones aren't worth the fight.

  5. Inspection to closing

    Radon, old wiring, a well test — the usual Asheville surprises. I've seen them all and I'll walk you through each one.

What it costs

Commission and closing, in plain words

You pay a commission at closing, split between the agents, plus the usual closing costs — deed stamps, attorney fees, any repairs we negotiate. I don't quote a percentage on a website because every house is different; ask me and I'll give you a straight number on the first call.

The best time to call is before you've done anything to the house. Most of the money people spend “getting it ready” doesn't come back.
